Privacy notice

MEES Path is run by Opus Leads Ltd (“we”). We're the data controller for the information you give us here. This notice says what we collect, why, and what you can ask us to do with it.
What we collect
- Homes you add: address, postcode and the Energy Performance Certificate details we fetch for that address.
- Your ledger: amounts, dates, suppliers and notes you enter, and receipts or quotes you upload.
- Your account: email address, and optionally your name and agency. You can use MEES Path without an email; we then keep your plan against a cookie in your browser.
- Requests: what you send through the Opus £30K Launch or help-with-works forms.
- Usage events: first-party records of actions such as “looked up a postcode” or “added a receipt”, to improve the product. No third-party trackers or advertising cookies.
Why we use it
To provide the planner you asked for: energy improvement and compliance planning for the homes you let or manage. Our lawful basis is contract (providing the service) and, for usage events, our legitimate interest in running and improving it. When you send a request form, we use it to reply to you, on the basis of your consent.
Certificate data
Certificate details come from the Energy Performance of Buildings Register run by the Ministry of Housing, Communities and Local Government. Apart from addresses and postcodes, that data is under the Open Government Licence v3.0. Addresses and postcodes are Ordnance Survey AddressBase and Royal Mail PAF data, which may only be used for energy-performance purposes and are shared with their copyright and database right notice. We look up a certificate only when you ask for a specific home. An address-level certificate can be personal data, so we treat it that way.
We never use certificate data to build marketing lists, never contact people because of their certificate, and never look up homes in bulk beyond the register's published limits. We respect the register's opt-outs. We use addresses only to plan energy improvements for the homes you add. When you share a plan with your builder or export your portfolio, it credits Ordnance Survey and Royal Mail and includes their copyright and database right notice, or a link to it.
Who we share it with
- The providers who run the service for us under contract: Vercel (hosting and file storage), Neon (database) and Resend (email). The site, database and files are hosted in London. Vercel and Resend are US companies, so some data may be handled outside the UK, with the safeguards UK data protection law requires.
- An installer, only if you ask us to put you in touch, and only the details you agree to.
We don't sell your data.
How long we keep it
For as long as your account or guest plan exists. You can delete your account and everything in it at any time from the Account page.
Your rights
You can ask for a copy of your data, ask us to correct or delete it, object to how we use it, or withdraw consent. Email us at the address on our About page. You can also complain to the Information Commissioner's Office.
Cookies
We use one essential cookie to keep you signed in, or to remember your guest plan. That's all.
