Terms of use
Last updated 1 October 2026
These terms cover your use of MEES Path, run by Opus Leads Ltd.
Guidance, not advice
Guidance only. MEES Path is not legal advice and cannot grant exemptions or certify compliance. A new Energy Performance Certificate and qualified advice confirm outcomes.
The 2030 plan described here is confirmed government policy that is not yet law. Dates, figures and rules may change when regulations are made. We show today's rules and the 2030 plan separately so you can tell them apart; check GOV.UK before acting.
Your numbers
Cap figures are arithmetic on the amounts you enter. Whether a particular cost counts toward a cap is decided by the rules and, where relevant, by your local authority, not by us. Cost guides are rough ranges for planning; a quote replaces them.
Exemptions
MEES Path can't grant, register or approve an exemption. Exemptions are registered by the landlord on the PRS Exemptions Register.
Fair use
Use MEES Path for homes you let or manage. Don't use it to look up other people's homes, scrape the register, or build marketing lists.
Free plan
Landlords can plan up to three homes free. Portfolio features may later become part of a paid plan; we'll tell you before anything you use starts to cost money.
Liability
We work to keep MEES Path accurate, but we aren't liable for decisions you make based on it, to the extent the law allows. Nothing here limits liability that can't be limited by law.
These terms are governed by the law of England and Wales.
